Dear Mr Amit

I am chasing from last one year and 10 days back I have written below mail to you and called you too , you confirm receipt of my mail and informed me that you will reply to same . You must be very busy as I have not received any reply from your end .

Will you please let me know when I will get my physical possession of my flat . As DLF has failed to fulfill promise to handover my flat to me on time and now not responding to my mails too .

Pl let me know escalation matrix of DLF after you . If you don’t have time to attend your customer issue then I am hoping someone else in DLF will help me .

Pl share copy of OC which you have got for select homes in Feb 2013 . I tried to call you many times but your number is always busy , tried some time back also .

As per my records letter issues by DLF for final payment was on 2 March 2015 and on 5 May 2015 I have paid final payment , as per that letter. I was to get physical possession of flat in 4 weeks ie. June 2015 . Still my flat is not ready to handover to me . And you have started Maintenance also of same flat .

As per your below mail you have issued possession letter in Aug 2013 and after 3 years of that flat is not ready for possession and you are asking me to contact Maintenance Team . This is really BREAKING NEWS FOR SOCIAL MEDIA AND CONSUMER COURT , as you have washed your hands even without handing over flat to me and started charging maintenance. I don’t have any other option , will surely use my good office to make good noise of 420 and cheating by DLF . Flat not ready to handover even after paying full money for more than one year and above that further charging of maintenance charges .

Pl let me know escalation matrix of your organization before I reach directly to Mr. K P Singh .

Dear Sir,

Both the flats can be registered at the same time in case you want but as we have informed you that Select Homes may some more time and we have been working on the same.

On maintenance, we have already clarified that it is not related to possession of the apartment but applicable from the date we have received the occupation certificate which was received in Feb’13, you may understand that as a goodwill gesture we did not charge any maintenance from the OC date while possession was already being given to the customers. It was only started since Aug’14 while the possession letter was issued for your property in Aug’13.

Request you to please pay the maintenance charges (if due) at the earliest, in case you don not hear further from Maintenance Team or for any other issue at site, you may directly approach to Col. Tejbir Singh (AVP) at #7838571000

Pl find enclosed scan copy of two forms which you sent yesterday for R 241 . I prefer both flats to get registered same time . ( R241 and S 041 )

Also I am really surprise to see your comments of waiver not possible , I am not asking any waiver . My concern is when flat was not handed over to me even after collecting full money for more than year , even today also flat is not in condition of physical handover then how you can charge maintenance charges from April 2016 . Mails sent to Maintenance office was not even answered to me . This is against ethics . Pl show me mails or letter sent to me informing my flat is ready for physical possession . If I delay making payment then you charge interest but when you delay in handing over physical possession then you don’t pay any interest and in fact charge more money in way of maintenance charges .

IN your below mail you have mention that – “ Registration sale deed draft is under final preparation for select homes and will take some more time. We shall intimate you once the registration for the Select Homes are started.” Pl let me know why money was collected one year back for registration , when till now you are not ready with sales deed draft , you may offer 9 % interest on registration amount , In real words you have used customer money for more than year and saved more in interest as even Bank gives loan for 12- 14 % and other financial institute charge more interest from you . Using customer money and paying 9 % interest is very economical for DLF . I have taken home loan to pay my possession charges and registration charges and my payout is more than 9 % . Request to pl let me know your views on same .

We have always appreciated the support to our valued customers and we have also stood firm on our commitments. This statement look only good in writing but in real terms this does not have any value for DLF .

Thanks for your below mail . I will send scan copy of both forms duly signed by me and my wife shortly for NGR 241 . I prefer to get NGR 241 and S 041 both flats registered at same time so I avoid taking two leaves for same.

I once again request you to kindly charge maintenance charges for S 041 from date of physical possession, even if I wanted to take this flat possession I cannot take due to reason already updated you in my last mail . I can only make request . But cannot fight with Builder. Will appreciate your support on same so I don’t feel taking wrong decision of choosing DLF .

We have gone thru the entire issue and forwarded the same for S041 to site/Maintenance team to resolve at the earlies,

In case you do not hear from them within next 4-5 days, you may directly coordinate with Col. Tejbir Singh at singh-tejbir@dlf.in (AVP-Administration and CRM)

For NGR241, please find the attached letters which are required to be signed for the purpose of registration, may please sign both and send the same to us on email itself so that we can start registration process for your property.

Registration sale deed draft is under final preparation for select homes and will take some more time. We shall intimate you once the registration for the Select Homes are started.

Please note that Maintenance charges have been levied on all allottees where OC has been received, irrespective of possession letter or physical possession. You would appreciate that DLF has gone out of the way to make our residents safe and comfortable, and we continue to provide many facilities. The Maintenance Charges are applicable from the date of “Occupation Certificate”, but DLF as a goodwill gesture towards our valued customers, continued to bear the expenditure. The maintenance charges are strictly on ‘No Loss No Profit’ basis and at the end of the Financial Year, surpluses if any, can be refunded/adjusted.

The complex has to become self-sustaining towards operations and maintenance. DLF has to be supported so that we can focus and divert our resources towards improvement of the complex, even beyond the scope of the agreement. We remain committed to provide you the most enviable and coveted address in the entire NCR and it can only be achieved through joint efforts.

We have always appreciated the support to our valued customers and we have also stood firm on our commitments. I humbly call upon your good self to understand the issue in correct perspective and to work together towards betterment of the complex. I therefore request you to pay the maintenance charges by due date for maintenance and upkeep of your own complex

We are owner of two flats in NTH 90 ( S 041 and R241 ) .

Reference to flat no S 041 , On 3 rd Sept I visited NTH Maintenance office to take physical possession of my said flat , after reaching there I came to know that now that office has shifted to Gurgaon cyber city ,as we don’t have any intimation for same so my visit went waste . I got your details from that office so writing this mail to you . Pl let me know address and office timings so I can come and do the needful . Also I saw my flat , enclosing some pictures for same . One room is flooded with water and entire flooring is in bad shape due to same . This need to be replaced before I take physical possession . few more correction need to be taken care in flat.

Also need to understand why maintenance is charged from April 2016 , when my flat physical possession was not given to me . I have written mails to your office earlier too but not got any reply , upon asking yesterday from your maintenance office they simply said , they might have forget to reply . such a wonderful reply .

Pl let me know by when my flat will be completely ready with all correction so I can take physical possession.

Also I would like to get same registered after physical possession is given to me . payment for same is already given to you .

Reference to flat no R241 at NTH 90 .

I would like to have both flats registered on same day so I don’t have to take two leaves from my office .

I would like to know when I will be getting credit of interest amount which is due to me on my payment with you against stamp duty amount for both flats .
