Dear Sir,
I had booked a flat with Supertech Limited at Noida Extension Ecovillage I in the year 2011. The project was tobe handed over in december 2014 but till now I have not received my possesion. Every timethey del;ay possession to 6 to 7 months with no correspondence in serious manner.On March 10, 2017 I received the two letters payment demand Letter and Possession Payment Demand Notice dated March 03,2017. They had demanded the Interest of delay on payment of Rs 225347 with a high interest of 24 % per annum also mentioned a number of undue charges.I had paid Rs 3022867 out of Rs 3130527 payable till August 2013.
Now they have demanded power backup charges of Rs 69000 and water connection charges Rs 59271 @ 2.5 per sq ft +st and add compensation charges Rs 85 p sq ft Rs 152601 in the name of farmer compensation to be paid by the builder to the Greater Noida Industrial development Authority.The GNIDA has to pay additional compensation has to be paid to the farmers by the GNIDA asper the order of Allahabad High Court.The High court has never made the buyer of the flat a party and it has never stated that the cost of the compensation has to be carried over to the buyer of the flat.
The builder has not considered that I had paid nearly 90 % of the total cost till Aug 13 and the project was delayed by the builder with a number of times the construction work was stopped and the builder has never communicated me about the progress of the construction and they have never shared and demanded the interest on delay payment now they have suddenly demanded it in possession demand letter dated March 03,2017. The other charges are also not earlier communicated to me.I also came to know that these builders are charging undue charges in the name of farmer compensation ranging from Rs 50 to 85 p sq ft. I request you to coordinate with the builder to waive of the undue charges demanded from me and kindly hand over the possession of my flat.
